Franchise Partner Real Estate Support Services

CCI provides real estate support services on behalf of Franchisors to multi-unit Franchise Partners.  These services are optional to the Franchise Partner, are paid for by the Franchisor and are designed to assist the Franchise Partner with identifying, submitting and ultimately securing sites for future restaurant locations.  The practices and procedures used in this support services program are typically used by the Franchisor in building their company-owned restaurants and have been refined over the years to create a model that delivers tremendous value to Franchise Partners.

Here’s what CCI Franchise Partner real estate support services include:

  • Broker Selection – Broker selection and function is an important first step. The broker partners will have a leading presence in the market with established landlord and developer relations, relevant restaurant lease negotiation experience and the technology resources required.  CCI interviews and recommends the top two brokers in the market for the Franchise Partner to choose from.
  • Market Planning – CCI will provide a preliminary demographic analysis via the broker and present the data to the Franchise Partner in a Matrix Analysis format accompanied by computer mapping that shows target trade areas, competition, relevant co-tenancy and median income.
     
  • Site Selection – The Franchise Partner will be provided with a copy of the Franchisor’s site criteria which will be beneficial in selecting and prioritizing identified sites. CCI will participate in initial and ongoing site tours as needed to set the stage for a Franchisor executive site tour as locations near LOI execution / presentation to the Franchisor.  CCI strongly encourages that the Franchise Partners’ initial restaurant be in the highest prioritized trade area.
  • Real Estate Committee Presentation – CCI will assist the Franchisee’s Broker in preparing the Real Estate Site Acceptance package for submittal to the Franchisor’s Site Acceptance Committee and will also present the site on behalf of the Franchise Partner to the Committee.
